Dues are $70 annually (starting in 2025) and will be billed in June, due by July 31. The budget year is Jan. 1 - December 31.

The HOA does not address individual lot maintenance issues.
The HOA irrigation will be turned on Wednesday, April 16th. Please note the following:
It is very important that all of the main valves on the homeowner’s system be CLOSED before water is turned on for the first time. Close the main valve on your system before water is turned on April 16th to avoid flooding of your yard when water enters our irrigation system. This is a huge help for Rich so he doesn’t have to go into your yards to turn off valves Your consideration is greatly appreciated!!
Please make any needed repairs ahead of time with the company of the homeowner’s choice. Determine whether your system needs repairs between now and Wednesday, April 16th. This would include any visible problems to your pipes/pumps or any known/existing problems.
Rich advices that no one turn on their water prior to Thursday, April 17th to allow time for him to flush the system of mud/vegetation. If additional flushing is necessary on Thursday, I will send out a notice. (To prevent flooding on the Big Salt Marsh pathways, Rich cannot flush our system for more than 30 minutes at a time. Multiple flushing is sometimes necessary to remove all the mud.)
